Garden and wooden deck space over 200㎡.
Private parking, 4 bedrooms, full kitchen, and dining space available.

Additionally, the garden features a wooden deck for enjoying outdoor meals amidst nature. Fitness equipment, including a treadmill and training machines, is available for long stays.

Convenient base for sightseeing in Kyoto, Osaka, and Nara. Enjoy an elegant Western-style stay in a spacious, private area with no neighboring houses.

◆Customer Attendant Support
A customer attendant will assist with your travel and stay, including check-in/check-out and vehicle arrangements. Support is also provided for catering services by various chefs, sushi demonstrations by professional sushi chefs, and restaurant reservations during your trip.

The entire villa is exclusively for guests and completely independent. All major facilities such as bathrooms and toilets are included.

◆1F Room Layout
1 bedroom (1 double bed, 1 semi-double bed, 1 sofa bed).
Full kitchen, dining, living room, toilet, and a training gym with shower are included.

◆2F Room Layout
3 bedrooms. Bedroom 1: 2 double beds with toilet.
Bedroom 2: 2 double beds. Bedroom 3: 2 single beds.
Equipped with toilet, full bathroom, dressing room, laundry, balcony.
Drum washing machine, bathroom dryer, hairdryer, drying tools, iron, and other household appliances are available. Towels, toothbrushes, razors, shampoo, conditioner, body soap, and other amenities are provided.

◆Other Facilities

• Cooking utensils, tableware, rice cooker, microwave, coffee maker, refrigerator, large TV, PS4, 2 bicycles, outdoor tables on the wooden deck.
• Over 200㎡ of private outdoor space.
• BBQ set available for rent at 5,000 JPY (BBQ grill, tongs, gloves, charcoal; food not included).

◆Bedding & Child Policy
Children under 6 (5 and below) are not counted as guests and stay free, but no bedding or amenities are provided; they sleep with parents. If separate bedding is needed, please book as an adult. Additional requests on the day may not be accommodated. For other inquiries, please contact us freely.

◆Check-in
: Check-in is by reservation. Please inform us of your arrival method and time at least one week in advance. An attendant will greet you on-site. Reception hours: 11:30–21:00 (luggage placement and procedures from 11:30; check-in from 16:00–21:00). Early luggage placement can start from 11:30. Keys will be handed over, and if cleaning is complete, stay is possible immediately.

◆Cooperation
As we operate multiple villas, your desired check-in time may not be available. In that case, please wait at the facility or adjust your arrival time.

◆For groups larger than 8 (9+)
All bedrooms can accommodate 8 beds and 1 sofa bed. For 10+ guests, sharing double or semi-double beds is required.

◆Late Check-in
We sincerely apologize, but check-in after 21:00 is not accepted as stated. If you wish to late check-in, an additional fee of 5,000 JPY per 30 minutes applies from 21:00. We do not provide support except in emergencies, and extra staff must be arranged for overtime after 21:00. For arrivals after 22:30, due to limited transport for staff, an additional 30,000 JPY taxi fee will be charged on top of the 30-minute fees. (Example: Check-in at 22:30 → 5,000×4 + 30,000 = 50,000 JPY). Thank you for your understanding regarding staff work conditions and health.

◆Check-out
Self check-out until 10:00 AM. We cannot store luggage after check-out on-site. If desired, our office near Kyoto Station (~15 minutes) can hold luggage until 21:00 on the same day.

◆Vehicle Arrangement
For any vehicle arrangements during your stay, please feel free to contact us. We will assist with arrangements. *Payment is made directly from the guest to the driver.

◆Guest Access
All buildings including the walled garden and parking spaces are for guest use. However, 1F and 2F contain owner-only areas and are off-limits. *Locked for privacy.

◆Wildlife & Insects
Please be aware that small animals and insects are present. The garden and surrounding area are natural habitats for insects and animals (bees, spiders, flies, cockroaches, mosquitoes, centipedes, birds, etc.). Do not leave windows open during your stay.

◆Smoking
No smoking indoors. Smoking outside is permitted, but please do not litter or smoke near dry grass.

◆Garbage Separation
Please separate trash into 4 types. We will explain details upon arrival following Kyoto city regulations. Do not dispose in local collection points.

◆Cleaning
No cleaning is provided during your stay. If requested, please inform us in advance; cleaning will be carried out while you are out. An additional fee applies: 30,000 JPY for sheet/towel exchange, garbage collection, and basic housekeeping. Vacuum cleaner and spare sheets are provided for self-use.

◆BBQ Equipment Rental
BBQ grill, tongs, skewers, gloves, charcoal, fire starter. Guests provide their own food. Proxy purchase of specified food and beverages is possible. Full set 5,000 JPY/1x, food/beverage purchase 5,000 JPY/1x (check-in day only), during stay 12,000 JPY/1x.

◆Others

• When going out, lock doors and windows.
• Valuables are not stored by the facility; manage them yourself.
• Turn off gas when leaving the room.

◆Pets
No pets allowed. Prior consultation required for service or guide dogs.
